Should you go in for pre-EMI or full EMI option in case of home loans?-Icon Homz

When going in for home loans in case of under-construction houses, the common dilemma faced by the buyer is whether to go in for pre-EMI or a full EMI option. First, let’s understand what these term mean.

Understanding EMI and Pre-EMIs

EMI or equated monthly installments are calculated on the principal amount of the home loan. For example, the home loan amount is of Rs. 10 lakh for tenure of 20 years and the interest rate on it is 10.75%. The EMI to be paid will be Rs.10,152. However in a pre-EMI option, you are required to pay only the interest on the loan disbursed by the bank each month. In the former option, you start off paying the principal amount right away and in the second option, the actual EMI start only after the entire loan amount is disbursed, i.e. after the possession of the flat.

While the pre-EMI option seems lighter on the pocket initially, there are a few things that need to be borne in mind. You pay the interest on the loan until the time of possession after which the EMI kicks in. The number of years taken for the project to be completed gets added to the tenure of the loan. So if the project gets delayed by a few years, then you end up re-paying the loan for that much longer period of time.

In case of the EMI option, you start off re-paying the principal amount from day one and by the time you get the possession of the flat, you’d have considerably reduced the principal amount to be repaid.

Tax benefit wise, there is no difference in the two schemes.

So, how do you decide which one works best for you?

A lot depends on your current lifestyle and the reason for purchase of the flat. If your current rental outflow is considerable, then a full EMI option might be a further burden on your finances. A pre-EMI will on the other hand give you much breather in terms of savings. Also, if you intend to sell off the house immediately after possession, pre-EMI option works well.

In case of a full-EMI option, if the project is delayed for a very long time, you may actually end up repaying more than the principal amount even before you get the possession of the property.
