Choosing the right kind of area rug for your space-Icon Homz

Area rugs make the room more inviting and pleasing for the eye. They add that touch of glamour, chic and colour when chosen correctly. With so much variety available in the market, it is easy to feel lost and plagued by what is right and what works for you.

When deciding to buy an area rug, make sure you take into account the following factors:

The traffic in the area: Especially with kids in the house, cleaning takes utmost precedence.  Always opt for a low maintenance rug in an area that is prone to high traffic.

Colour and style: While the colours on the rug need not match exactly with the furniture and wall colours, make sure at least it has at least one colour on it that matches. Similarly, choose a style that complements the rest of the décor. For example, if you have a lot of things going on the wall or around the room, make the rug subtler and vice-versa.

Pattern: textures of the rug can add a lot of character to the space. Choose the texture as per the décor style. A jute or sisal texture work for both-a modern and a casual outlook. However they need to be avoided in high-traffic areas as they are difficult to clean. Bold patterns make the space look larger.

Size and shape: The size of the rug depends upon how you want to place it-under the coffee table or under the dining table, or if you want to cover the whole living area with all the furniture placed on it, then you need to measure the distance accordingly.

If you don’t mind experimenting with shapes, you could try a round or oblong shaped rug in a square room to subdue the effect.

Be aware and conscious of the surroundings-Icon Homz

The recent attack on a woman at the ATM is shocking and makes us wonder if we are really safe in this city/country. While a lot of debate can happen over the political state of affairs and the general management of law and order by the police, State and Centre, it seems worthwhile to take our safety in our hands and make an effort to remain safe. Here are a few tips that we could think of that might help you avoid getting into an unsafe environment or detect anything amiss:

Avoid venturing into lonely areas: Desolate areas are generally crime havens. It is best to avoid these stretches when alone.

Carry a pepper spray or umbrella: Always carry a pepper spray or an umbrella or even a deodorant with you. In case of an attack of any kind, use them to defend yourself. The assailant will be caught unawares for a few moments and you can plan your escape in the meantime.

Be aware of your surroundings: Be vigilant when outdoors. Keep an eye for anything that seems out of the usual. It could be a new vehicle parked outside your complex gate or some suspicious looking people lurking around, etc. Report anything unusual to your apartment security or bring it to the notice of a responsible person or authority.

Carry a mobile and important numbers with you always: Memorize important numbers and do not depend on the mobile for them. Dial your friend/spouse/parent’s number while travelling in an unknown vehicle and keep talking if you find the driver suspicious. Also keep your family informed about your whereabouts all the time.

Learn art of self-defense: No matter what your age is, it is always better to be equipped with some basic knowledge of self-defense tactics.

Tips on doing up your child’s room-Icon Homz

Doing up the kid’s room is no child’s play. A host of factors need to be kept in mind while keeping the décor pleasing and happy. Read on some tips that will help you decide on the right décor for your kids.

It has to be child-proof: This is of prime importance as children need free space to move about without you having to worry about rough-edged furniture or low/exposed electrical points. Make sure all the furniture is at a low height and no electrical wire is left loose. If there is any balcony attached, make sure safety grills are in place.

Do not have too many furniture: kids need ample moving space. Especially in smaller apartments, space assumes greater priority. Hence, keep the furniture to a bare minimum and have as much as free space as possible. Look for space-saving pieces if you are short on space. For e.x. a trundle bed that doubles up as extra storage and can also accommodate an extra person when needed but which otherwise does not eat up the floor space.

Have enough storage and place shelves at a suitable height: A growing child’s needs expand with time, so it is advisable to account for more storage than is currently required. Store your child’s toys, books and other stuff that is used frequently at a height that is easily accessible to your child.

It should reflect your child’s personality: if your child is old enough to state his/her choice or opinion, it is a good idea to involve him/her in the entire process. If you have very young kids, keep their interests and taste in mind and plan the décor accordingly.

Keep the décor open: Resist the temptation to use every possible kid stuff into the room. Your child will not remain a child forever and the décor needs to be open enough to accommodate changing interests. The décor should be open enough to evolve along with the child and not become too overwhelming.

Have bright and cheerful colours: Again, limit yourself to two or three colours but feel free to use bright and cheerful colours to add that fun and sparkle to the room.

How to be a good landlord-Icon Homz

Our blog on how to be a good tenant was well received and this has spurred us on to provide tips on how to be a good landlord. As the saying goes, it takes two to tango; it is only fair that the other side also lives up to the expectation. So, read on to find out how:

Hand over a clean house: No matter how well or badly your previous tenants had maintained your house, it is imperative that your next set of tenants receive a clean house to stay. See to it that minor and major repair works, if needed are carried out, the house is combed cleaned and appears fresh and inviting before the arrival of its new owners.

Furnish well: When renting out a house, the owner generally does not spend a lot on the interiors. While it may seem fair enough for the part of the landlord, it would be a good gesture to put self in the tenant’s shoes and have the necessary woodwork, provision for storage, and if possible some extra conveniences like good fixtures in place.

Do not make unexpected visits: While the house is technically the landlord’s and it seems like he has every right over the property, it is important to place enough trust on the tenant, respect his privacy and not make surprise visits to the house. Make sure the tenants know about the time and purpose of your visit in advance.

Be transparent: Any communication with the tenant needs to be charted out in full clarity without any room for speculations and manipulations. The lease agreement and the rules to maintain the house need to be clarified right at the beginning to avoid any possible embarrassment or inconvenience in future.

A little flexibility does not harm: Once a certain level of trust is established between the landlord and the tenant, it is humane to show some consideration towards the tenant. In case of a temporary lapse in payments, try not to think of the worst and give the benefit of doubt to the tenant.
