Let’s vote for a greener and better Diwali-Icon Homz

The mantra of ‘go green’ is catching on and nowadays we have a lot of youngsters practicing it too. Generally, Diwali is associated more with bursting of crackers than with colours and light. However, the scene has been changing slowly but surely in the last couple of years. Take for example this article, we see many people actually implementing the rule of no-crackers and minimum-indulgence.

Given the amount of pollution already around, it does make a lot of sense to not aggravate the situation in the name of celebration. Diwali is also about bonding with the family, lighting lamps and making delicacies at home. These are definitely more valued attributes of this widely celebrated festival.

Increasing inflation and poor governance has ensured that the divide between the haves and the have-nots has increased manifold in the last few decades. Festivals are a means to bridge all sorts of gaps between people and if the haves can bring down their expenditure and try to contribute in some way for the have-nots, we can bring in a lot of goodness into the society.

While spending for the festivities, let us also try to buy more of eco-friendly products. Instead of buying synthetic diyas, if we can buy earthen ones and paint them at home, it will not only add more colour but also bring in a personal and warm touch to the celebrations. Reducing the number of goods that come into your house is also a way of ensuring that we don’t unnecessarily add to the clutter. Donating old clothes and toys to the needy is definitely a noble way of celebrating any festival.

So, do you also plan to go green this year? Do share the ways in which you intend to celebrate a greener and better Diwali.

Do you need an interior designer for your home?-Icon Homz

Most of us dream of owning cozy inviting homes that not reflect our personalities but is also the talking point of conversation amongst visitors. Nowadays, it is not uncommon to see many first time home owners hiring the services of a professional designer to get the desired look in their dream homes.

While it is more exciting and fulfilling to do up your own home, there are also certain benefits of hiring someone from outside to do the job for you.

Many of us might know exactly how we want our homes to look and feel, but we might not have the means to achieve it completely on our own. Shortage of time and resources are two main reasons why one would opt for the services of a decorator or designer.

A professional would know exactly how to maximize the available space and also suggest ways to improve certain structural drawbacks which otherwise might remain unaddressed when we are on our own.

Managing and supervising the daily work of the crew and getting things done on time requires a lot of effort and time which might not be always possible for the home owner.

Procuring the raw-materials required in the right quantity and of the best quality requires some kind of experience. For first-timers, the exercise can prove daunting and exhausting if not backed by good professional help.

On the flipside, designers come with a price tag and there is also the danger of a mismatch between the aesthetics of the home owner and that of the designer.

Finally, a home is made beautiful by the home dwellers rather than the art that surrounds the home. So, go ahead and put your heart into making that house into a home.

Should you go in for pre-EMI or full EMI option in case of home loans?-Icon Homz

When going in for home loans in case of under-construction houses, the common dilemma faced by the buyer is whether to go in for pre-EMI or a full EMI option. First, let’s understand what these term mean.

Understanding EMI and Pre-EMIs

EMI or equated monthly installments are calculated on the principal amount of the home loan. For example, the home loan amount is of Rs. 10 lakh for tenure of 20 years and the interest rate on it is 10.75%. The EMI to be paid will be Rs.10,152. However in a pre-EMI option, you are required to pay only the interest on the loan disbursed by the bank each month. In the former option, you start off paying the principal amount right away and in the second option, the actual EMI start only after the entire loan amount is disbursed, i.e. after the possession of the flat.

While the pre-EMI option seems lighter on the pocket initially, there are a few things that need to be borne in mind. You pay the interest on the loan until the time of possession after which the EMI kicks in. The number of years taken for the project to be completed gets added to the tenure of the loan. So if the project gets delayed by a few years, then you end up re-paying the loan for that much longer period of time.

In case of the EMI option, you start off re-paying the principal amount from day one and by the time you get the possession of the flat, you’d have considerably reduced the principal amount to be repaid.

Tax benefit wise, there is no difference in the two schemes.

So, how do you decide which one works best for you?

A lot depends on your current lifestyle and the reason for purchase of the flat. If your current rental outflow is considerable, then a full EMI option might be a further burden on your finances. A pre-EMI will on the other hand give you much breather in terms of savings. Also, if you intend to sell off the house immediately after possession, pre-EMI option works well.

In case of a full-EMI option, if the project is delayed for a very long time, you may actually end up repaying more than the principal amount even before you get the possession of the property. Plus, in the eventually that the project gets stalled, you may have to put in a lot of effort to get back the principal component that you would have paid to the builder.
